Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
The Kallang Basin Swimming Complex site is within walking distance of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Centre. Lim indicates that a lot of the public real estate blocks in the Geylang Bahru area were established in the 1970s, showing a desire for new growths that will invigorate the area.
He predicts the future BTO project at the site could include a mix of 2- to four-room flats. “The close-by sites have a plot ratio of 2.8, and assuming a the same plot ratio, we might see some high-rise BTO apartments, possibly as much as 36 floors,” he adds.
Lim thinks that future Build-to-Order (BTO) ventures at the site might be designated as Plus flats due to their distance to town and amenities. Plus apartments have tighter resale restrictions compared to Standard group apartments, consisting of a much longer minimum occupation era of one decade and constraints on renting out the flat.

The Kallang Basin ActiveSG Swimming Complex and the St Wilfred ActiveSG Sports Centre are going to stop operations completely in the second part of 2025. On June 13, URA, HDB and Sport Singapore jointly revealed the closure of the facilities upon their rent expiries. The Kallang Basin complex, established on Geylang Bahru Lane, will finalize on Sept 1, and the St Wilfred centre on St Wilfred Road will close on Oct 1.
